Welcome to our consultation website, where you can find the latest information on proposals by ABZ Developments Ltd for the delivery of a commercial development at the ABZ Business Park in Dyce, adding to its portfolio in the area.

ABZ2, phase 2 of the ABZ Business Park, proposes a high-quality development comprising a mix of uses – business, general industrial, storage, and distribution.

Our website outlines how you can learn more about the proposed development and share your views as part of our Pre-Application Consultation (PAC) process, prior to submitting a planning application to Aberdeen City Council.

A Proposal of Application Notice (PAN) (application reference: 251101/PAN) was submitted to Aberdeen City Council in October 2025 to formally commence the PAC process.

The PAC process includes the holding of two in-person public consultation events, the second of which will take place on  Wednesday, 3rd December 2025 between 3pm and 7pm at Cirrus Workspaces, Cirrus Building, ABZ Business Park, 6 International Avenue, Dyce AB21 0BH.

Your feedback is important to us and will be taken into consideration as we develop the scheme, helping to shape our proposals.

Site Location

The ABZ2 Development is located to the south of Wellhead Road, on currently vacant land to the north of the A96, neighbouring TECA/P&J Live and to the south of Aberdeen International Airport, integrating neatly with the area’s commercial and industrial development.

Measuring 16 acres, the site is well served by transport links, with close proximity to the Aberdeen Western Periphery Route, Dyce Station, and Aberdeen International Airport.

Planning Background

The land has a previous planning permission in principle for class 4 (business), 5 (general industrial), and 6 (storage and distribution) uses (Planning Reference: P151094).

It is included in the Aberdeen Local Development Plan (2023) as ‘OP23’ under Appendix 2, ‘Opportunity Sites’.

Proposed Development

The proposed development is in line with the previous planning permission in principle for the erection of sustainable offices, workshops, and warehouses, with ancillary facilities, yards, and landscaping.

The development aims to provide high-quality, long-term, and flexible accommodation.

The new scheme can be distilled down to two core components:

  • Offices – that provide flexible workspaces and amenities, capable of accommodating staff in welcoming and comfortable surroundings, with the potential to incorporate catering and wellbeing facilities.
  • Industrial – consisting of workshops, warehousing and related ancillary buildings. complementing the office buildings.

    Have Your Say

    Our Pre-Application Consultation (PAC) process offers you the opportunity to learn more about our proposals and to provide valuable feedback and suggestions before we submit a planning application to Aberdeen City Council.

    This input is crucial in ensuring that the development meets the needs of both future occupants and the local community.

    As part of this process, a second public consultation event outlining our updated proposals will be held on Wednesday, 3rd December 2025, between 3pm and 7pm at Cirrus Workspaces, Cirrus Building, ABZ Business Park, 6 International Avenue, Dyce AB21 0BH. (See map below).

    This will consider, adopt and incorporate, where appropriate, feedback from a first public consultation event held in November and from other stakeholder engagement.

    At this event, you will have the opportunity to provide feedback on these proposals, and the project team will be available to discuss them and address any questions you may have. 

    Comments should be received no later than Wednesday, 17th December 2025.

    It should be noted that comments made at this stage do not constitute representations to Aberdeen City Council as the planning authority. A further opportunity to make representations to the Council will be available following formal submission of the planning application.

    This community consultation activity is being carried out by Orbit Communications (PR and Public Affairs Ltd) on behalf of ABZ Developments Ltd.

    Next Steps

    Subject to this consultation process and further discussions with Aberdeen City Council and other stakeholders, it is proposed to submit a planning application in early 2026.

    This planning application will include supporting information that covers a variety of topics, including design, sustainability, biodiversity, transport, ecology, flooding, drainage, ground conditions and noise.

    Additionally, as noted previously, a PAC report will accompany the application.

    We will keep this website updated as the development evolves, considering continuing interest and feedback.
